Geyser Repairs Cape Town arranges free quotes for geyser repairs, installation and replacement across the metro. Burst cylinders, leaks, no hot water, failed elements and thermostats, valve and overflow problems, electric, solar and gas.
We do not repair geysers. LEADERR APPROVED local contractors do. Describe the problem once and the plumbers covering your suburb quote you directly.
Send your suburb, what the geyser is doing and roughly how old it is. That is usually enough for a contractor to price the job.
Get Geyser Repair QuotesCommon Geyser Problems
Most call-outs in Cape Town come down to one of these. The symptom tells you very little about the cost, which is why a diagnosis comes before a price.
| What you see | Usual cause | Where it lands on price |
|---|---|---|
| No hot water at all | Failed element, tripped isolator or earth leakage, failed thermostat | Low. Often the cheapest repair on the list |
| Lukewarm water, or hot water that runs out fast | Thermostat drift, one element down on a dual system, heavy sediment | Low to moderate |
| Water dripping from the overflow pipe outside | Pressure control valve or safety valve past its life | Moderate |
| Damp patch or stain on the ceiling | Leaking fitting, perished valve, or the cylinder itself | Cheap if a fitting, expensive if the cylinder |
| Water coming through the ceiling | Burst cylinder | Replacement, plus the water damage |
| Banging or knocking when heating | Sediment on the element base, or thermal expansion in unsecured pipework | Low, but a warning sign |
| Discoloured or smelly hot water | Spent sacrificial anode, corrosion inside the cylinder | Low now, replacement later if left |
A geyser that trips the earth leakage every time it heats is telling you the element has failed and is leaking current to earth. That is an electrical fault, not an inconvenience. Leave it isolated until someone qualified has looked at it.
Repair or Replace?
Age decides this more reliably than the fault does.
- Under about 8 years. Repair. Elements, thermostats and valves are consumables and replacing them on a sound cylinder is normal maintenance.
- 8 to 12 years. Judgement call. A cheap element swap is still worth doing. Spending several thousand on valves and labour on a cylinder near the end of its life is not.
- Past about 12 years. Replace. You are paying labour twice if it fails a year later, and the second failure is usually the cylinder.
- The cylinder itself is leaking. Replace, always. A perforated inner cylinder cannot be repaired. Anyone offering to weld or seal one is selling you a short delay.
The other half of the decision is what a replacement drags in with it. Current installation requirements mean a swap on an old installation often has to bring the drip tray, overflow, valves, pipe insulation and isolator up to standard at the same time. That is legitimate, and it is also why replacement quotes on old houses land higher than people expect.
Geyser Repair Prices in Cape Town
Indicative market ranges, supplied and fitted, including a standard call-out. They are here so you can sanity-check a quote, not so you can hold anyone to them.
| Job | Indicative range | Notes |
|---|---|---|
| Call-out and diagnosis | R450 – R950 | Often waived or credited if the repair is done on the same visit |
| Element replacement | R850 – R2,200 | Varies with kW rating and whether a hard-water element is fitted |
| Thermostat replacement | R650 – R1,800 | Frequently done together with the element |
| Element and thermostat together | R1,200 – R2,800 | Cheaper than two separate visits |
| Pressure control valve | R950 – R2,200 | The valve itself is a significant part of the cost |
| Safety or temperature-and-pressure valve | R700 – R1,600 | Commonly replaced alongside the pressure valve |
| Vacuum breakers | R450 – R1,100 | Two are normally fitted, hot and cold |
| Drip tray and overflow installation | R1,500 – R4,500 | Depends heavily on the run to daylight and ceiling access |
| Geyser replacement, 150 L, fitted | R8,500 – R16,000 | Includes cylinder, valves, labour and certificates |
| Geyser replacement, 200 L, fitted | R10,500 – R19,000 | Larger cylinder, and often heavier pipework |
| After-hours or weekend surcharge | +R500 – R1,500 | Added on top, not instead of, the job price |
These are indicative Cape Town ranges, not a quotation. Parts pricing, cylinder brand, roof and ceiling access, how much of the installation has to be brought up to current standards, and whether the work is after hours all move the final number materially. Two honest quotes for the same geyser can differ by thousands because one has read the access and the compliance work correctly.
Compare written quotes on what is actually included: the call-out, the part, the labour, the valves, the certificates, the removal of the old cylinder, and the warranty on both the part and the workmanship.
Get the number for your actual geyser rather than a range. Free, and there is no obligation to appoint anyone.
Compare Local QuotesWhy Compare Quotes?
Geyser work is bought under pressure. There is water coming through a ceiling, or there has been no hot water for two days, and the first number offered tends to get accepted. That is exactly when the spread between quotes is widest.
- The diagnosis varies. One contractor prices an element. Another prices a whole geyser. On an eight-year-old cylinder both can be defensible, and you should hear both before deciding.
- Inclusions vary more than rates. Certificates, the drip tray, valve replacement and disposal of the old cylinder are sometimes in the price and sometimes bolted on afterwards.
- Availability is not the same as price. The contractor who can be there in an hour is worth a premium on a burst geyser and worth nothing at all on a thermostat.
- Warranty terms differ. Cylinder warranty, part warranty and workmanship warranty are three separate things and they are not always all present.
Geyser Repairs Across Cape Town
Quotes are arranged across the City Bowl and CBD, the Atlantic Seaboard, the Southern Suburbs, the South Peninsula, the Northern Suburbs, the West Coast strip through Milnerton, Table View, Bloubergstrand, Parklands and Melkbosstrand, out to Durbanville, Bellville, Brackenfell and Kraaifontein, down to Hout Bay and Fish Hoek, and across the Helderberg to Somerset West, Strand and Gordon's Bay.
Two things about this city change geyser work. Coastal suburbs run harder on corrosion, so sacrificial anodes and valve bodies age faster near the sea than they do inland. And municipal supply pressure varies enough across the metro that a pressure control valve rated correctly for one suburb is working much harder in another. Both show up as premature failures rather than as sudden ones.
Not Sure What Is Wrong? You Do Not Need to Know
Most people describing a geyser problem cannot say whether they need a plumber or an electrician, and they do not have to. Describe what the geyser is doing and contractors who handle that work come back to you.
| The problem | Trade normally needed | Typical outcome |
|---|---|---|
| Water through the ceiling | Plumbing | Replacement, plus the damage |
| Leak from a fitting or valve | Plumbing | Usually a cheap repair |
| No hot water, DB fine | Electrical side of the geyser | Element or thermostat |
| DB trips when the geyser runs | Electrical | Element earthing |
| Overflow running constantly | Plumbing | Pressure or safety valve |
| Scalding water | Electrical, urgently | Thermostat |
| Gas geyser will not light | Registered LPG installer | Ignition or gas supply |
Many geyser contractors cover both the plumbing and the electrical side. Describing the symptom is enough to get useful quotes.
Electricity Bill Higher Than It Should Be?
Water heating is normally the largest single item on a South African household electricity bill, so a geyser fault often shows up on the account before it shows up at the tap. A thermostat that has drifted high, scale on the element lengthening every heating cycle, a valve quietly discharging heated water, or a solar system whose backup element has taken over the whole load all cost money continuously without breaking anything.
Dropping the thermostat to around 60 °C and insulating the hot, cold and safety valve pipework are the two cheapest corrections and the two most often skipped.

How much do geyser repairs cost in Cape Town?
It depends entirely on the fault. An element or thermostat swap is usually the cheapest outcome, commonly in the R650 to R2,200 range once the call-out and part are included. Valve work sits a little higher. A full replacement is the expensive end, typically R8,500 to R16,000 for a 150 litre cylinder supplied, fitted and certificated. Those are indicative market ranges, not quotes.
My geyser is not heating. Is that the element or the thermostat?
Both produce the same symptom, which is why guessing is a bad idea. A failed element usually means no hot water at all. A drifted thermostat more often means lukewarm water or water that runs out unusually fast. A contractor tests the element for continuity and checks the thermostat and the isolator before replacing anything. Many replace both together, because the labour is the same visit.
Why is water dripping from the pipe outside my house?
That is the overflow from the geyser's safety or pressure valve, and a slow drip during a heating cycle is normal expansion. A constant run is not. It usually points to a failed pressure control valve, a perished safety valve, or municipal pressure sitting above what the valve is rated for. It is a cheap fix now and an expensive one if ignored.
Should I repair or replace my geyser?
Age is the deciding factor more than the fault. Under about eight years, repair is usually right. Past about twelve years, or if the cylinder itself is leaking rather than a fitting, replacement is the sensible call. A leaking cylinder cannot be repaired, only replaced.
How long does a geyser last in Cape Town?
Manufacturers commonly warrant the cylinder for around five years and installers often quote a working life in the region of ten to fifteen. Water chemistry, pressure, whether the sacrificial anode was ever replaced and how hot the thermostat was set all move that number, in both directions.
Will my insurance cover a burst geyser?
Most South African household buildings policies cover a burst geyser, and many insurers require you to use a contractor on their panel. Check the policy before you appoint anyone, because using your own contractor without approval can affect the claim. The excess and any betterment are yours.
Do you repair the geysers yourselves?
No. Geyser Repairs Cape Town is a free quote service. LEADERR APPROVED local plumbers and geyser contractors do the work, quote you directly and carry the workmanship.
Is a certificate of compliance needed after geyser work?
For a new installation or a replacement, yes. SANS 10254 governs the installation of electric storage water heaters and a plumbing certificate of compliance is issued on completion, with an electrical certificate covering the wiring and isolator. A straightforward element swap does not normally trigger a new certificate.
Who do I call for a geyser problem, a plumber or an electrician?
It depends on the fault: the cylinder, valves and pipework are plumbing, while the element, thermostat and circuit are electrical. Many geyser contractors cover both, so you do not need to work it out before requesting quotes.
Why is my geyser using so much electricity?
Common causes are a thermostat that has drifted or failed high, scale on the element making heating cycles longer, a valve discharging heated water continuously, or a solar system whose backup element has quietly taken over. None of these stop hot water, so the bill is usually the first symptom.
Why is my geyser making a noise?
Banging or knocking while heating usually means sediment on the base trapping steam against the element. Popping or crackling points at scale. Ticking as it heats and cools is normally just pipework expanding and is harmless.
