Home Thermostat Replacement

The thermostat is the temperature control. It sits in a dry pocket alongside the element and decides when the element runs. Geyser Thermostat Replacement Cape Town covers the two ways it fails, which produce opposite symptoms.

Tell us whether the water is too hot, not hot enough, or inconsistent. That narrows it immediately.

Two Failure Modes, Opposite Symptoms

What you noticeWhat the thermostat is doingUrgency
No hot water at allFailed open. The element never runsRoutine
Lukewarm water, never properly hotSet low, or drifted below its settingRoutine
Scalding water at every tapFailed closed. The element never switches offUrgent
Safety valve discharging constantly and water very hotOverheatingUrgent
Temperature swings between showersContacts pitting, cycling erraticallyRoutine
Element replaced recently and failed againUnresolved thermostat fault cooking the new elementRoutine

Scalding water is the failure mode that matters. A thermostat stuck closed drives cylinder temperature and pressure up together and leaves the safety valve as the only protection. Switch the geyser off at the isolator and get it seen.

Setting, Drift and Safety

Most South African geyser thermostats are adjustable, and where they are set is a real trade-off:

  • Too low, below about 55 °C. Slower scaling, but warm stagnant water is where legionella becomes a concern in a storage cylinder.
  • Around 60 °C. The usual compromise, and where most contractors leave it.
  • Too high, 70 °C and up. Faster scaling, shorter element life, more standing heat loss on the bill, and a genuine scald risk at the tap.

A thermostat that has drifted is not the same as one that has failed. Drift shows up as water noticeably hotter or cooler than the dial says, and it gets worse over time.

What It Costs

JobIndicative rangeNotes
Thermostat replacement, supplied and fittedR650 – R1,800The part itself is inexpensive; the labour dominates
Thermostat and element togetherR1,200 – R2,800Barely more than one, and avoids a second drain-down
Thermostat on a dual-element geyserR900 – R2,400Two thermostats, and both should be checked
Adjustment and testing onlyR450 – R950Where the thermostat is sound but set wrong
Smart geyser controller fittedR2,500 – R6,500Timer and control unit, an upgrade rather than a repair

Indicative Cape Town ranges, not a quotation. The thermostat is one of the cheapest parts on a geyser, so a quote is mostly call-out and labour. That is exactly why doing it alongside the element makes financial sense.

Thermostat or Element?

From the tap you cannot tell. Both give you no hot water when they fail open. The difference is that a failed element usually also trips the earth leakage, and a failed thermostat does not.

Because they sit together behind the same cover and both require the cylinder drained, almost every contractor will offer to do both. On a geyser past about five years that is usually the right answer rather than an upsell.

If your symptom is no hot water rather than a temperature problem specifically, the diagnosis path is broader, and the starting point for everything is Geyser Repairs Cape Town.

Hot Water Too Hot, or Running Out Too Fast?

Both point at the thermostat, in opposite directions, and one of them is urgent.

What you noticePossible causeUrgency
Scalding water at every tapThermostat failed closed, element never switches offUrgent. Switch off at the isolator
Hot water runs out much faster than beforeThermostat drifted low, or one element down on a dual cylinderRoutine
Temperature different between showersContacts pitting, cycling erraticallyRoutine
Bill higher with no change in usageThermostat holding the cylinder hotter than setRoutine, but it is costing money now

Frequently Asked Questions

What causes a geyser thermostat to fail?

Heat cycling wears the bimetallic strip and pits the contacts. Scale build-up around the thermostat pocket slows its response so it reads the water badly. Repeated overheating, often from a scaled element, accelerates all of it.

Why is my geyser water scalding hot?

The thermostat has failed closed, so the element runs continuously and never switches off. That is the urgent failure mode: it raises pressure alongside temperature and leaves the safety valve as the only protection. Switch the geyser off at the isolator.

What temperature should my geyser be set to?

Around 60 degrees is the usual setting. Lower reduces scaling and standing heat loss but increases the legionella risk in stored water. Higher accelerates scale, shortens element life and creates a scald risk at the tap.

Can a faulty thermostat increase my electricity bill?

Yes. A thermostat that fails closed leaves the element running far longer than it needs to, and one that has drifted high heats the cylinder past its setting on every cycle. Both show up on the bill before they show up as a fault.

Can I adjust the thermostat myself?

The adjustment screw sits behind the element cover, which is inside the geyser's electrical enclosure. That is regulated electrical work and the geyser has to be isolated properly first. It is a five-minute job for someone qualified and a poor DIY choice.

Do I need a new thermostat if I am replacing the element?

Not strictly, but it is close to free in labour terms because the cylinder is already drained and the cover is already off. On a geyser past five years, replacing both is the normal recommendation.

Who fixes a geyser thermostat?

It is electrical work inside the geyser's enclosure, so it needs someone qualified for that side. Most geyser contractors handle it as routine, usually alongside the element since the symptoms overlap and the access is the same.

How is a geyser thermostat tested?

By checking continuity and comparing the delivered water temperature against the dial setting. A thermostat that has drifted reads noticeably differently from what it is set to, which is why measuring beats guessing.
